Obvs anecdotal but our old street has 4 places up for sale, 1 ex rental. 1’s been on for years - kite flying. The next oldest is prob on for 1.5 years. 

Reasonable starter homes in good area, good links, safe, free parking, green spaces etc. 

Then last week a neighbour in our new place put their house up for sale for what we thought was insane money. Boom, sold in a week full asking. Turns out having loads of outstanding schools in catchment is all it takes.

It's probably an offer from some dimwit who's assuming they can sell their house for an insane price too.

This sort of thing is happening all the time in the areas I'm watching. They're under offer, they're not, they're under offer, they're not, the house is reduced by 1%.....

It's all a bit tedious, TBH.

They aren't all going to be so lucky.

There has been some movement in my (target) areas of people moving to good school catchment zones. One 4 BR house in my list went SSTC 6 weeks ago and come up again in my new properties list under a new agent last week.

It's not over until we see it in LR and then we can see what price it actually went for.

Nope. Guy with family in rental no chain. Walked in and offered full asking no dithering.

Fell through. 

Next person on waiting list for the place offered full asking. Completed very fast (and haven't sold their old place). 

I'm estimating about 400k profit.
