Tool-how long to sell a property in your area

Unfortunately this sort of thing does mask a number of individual reasons why it could be happening.  For example an acquaintance of mine has just sold a house in Bedfordshire and the only reason it took so long to go through was that the buyer was offloading a smallholding in Wales which took a lot longer to sort out from a legal perspective than a normal house would have done.  So in that instance the long time to sell in Bedfordshire is actually nothing to do with Bedfordshire at all.

All property will sell, all depends on the price......everything is for sale at a price......perhaps they are just waiting for the right person with the right money to come along, (ready, willing and able).

Not that long ago when agents would post a leaflet through the door saying they had a number of buyers looking to purchase in the road.....gazumping to gazundering, we have been there before.;)

It does in  one sort of way. If there were more buyers in Bedfordshire then sellers wouldn't have to stick with one that has a complicated property to sell.

I'm keeping an eye on some areas of Beds and Bucks and (to a certain extent) some properties are not selling as quickly as they were and some not at all now.

In a sellers market they would just chose a buyer who was ready to proceed quickly and have a choice. That seems to be lost now in the areas I am watching for some properties anyway.

One seller threw us under the bus a few years ago after accepting our offer, then fluffing around as the property market had risen and they could find a buyer to pay more. They did in the end as well. Wouldn't happen now.
