Just had a quick glance online and there's a few sub-£100k flats around now and one particular property I quite liked has gone from £198k to £185K in just over a month. Maybe the tides are turning at last...

Nice £13k reduction. :) Here's hoping for some more asking price reductions.

Yes flats are falling as they should given the volume of them and the tax changes.

A real dearth of family homes though selling prices look to be trending lower but for some reason asking prices have taken a large leap.

North of Norwich a newish agent Minors and Brady have had a lot of listings and at the start it looked due to nice presentation and a tendency to overprice.  Since the market around here is underpinned by incoming elderly mugs selling a few overpriced homes worked as locals cannot afford 400 let alone 600.  It looks like now the others have given up and understand that without the key homes that have a shot at selling at a silly price they are goners......  So we now have a situation where any probate shack in a decent location is priced at 500-600k with a last sold of 450k.

How much would you pay for the following all done up....

https://www.rightmove.co.uk/property-for-sale/property-75173782.html  sold 630 last year changed mine and now 725

It's like a Sims house. What a nightmare.

I would buy that 450 today sadly

215m2 internal area two en suites and a double garage.

Problem is they want 580 and for that you start the think your 10x double the average salary +

You then start getting fussy and want a big garden, privacy, and no new development 30m behind.

Last model of this type to sell was in a nicer placement and went for 500 ish

Sadly it looks like some poor soul has took the bait at a worse one for 580 ish.  That one looks ok but the bathrooms are old and all the neighbours shine their headlights as they come in (no privacy)

This is how the delusion spreads someone with a smaller house with an ugly (but private entrance)

They have seen those and thought hey they are 215m2 with dressing rooms and two en suites.  Mine is smaller but it must be worth 575!

I am just never going to buy a house at this rate problem is I have to much saved now i dont see it as a house I see it as I could run away to a warm country and do nothing as opposed to paying near 600k for a big Bovis box.

even in the current near zirp regime thats 7k plus in interest.  Its a struggle to rent these places for 1600£ per month and that at 580 is circa 3% return.

There is a clear break now between the top end of the market (falling) which these houses are not bizarrely they are mid range estate homes.

The bottom is falling also but we have this bizarre family home world where the prices are holding up and asking prices shooting up.
