Just pulled the data for Poole, Dorset off the site for 2005.

The problem is millionaire spit (sandbanks and lilliput) skews the figures so much on a relativly small quantity of transactions (200-300 pcm).

For example a £4.6 million property sold in October makes a £17K average difference to the whole month and if I exclude £1M+ properties I feel that i'm cheating.

Still, the averages post august are looking better at about £240K rather than the £260K for most of the earlier months of 2005.
