Looks like the timber is just the decking material on the balcony though.  A lot easier (and cheaper) to fix than cladding surely?  Could probably be done without any scaffold?

The problem is the lender will insist on a EWS1 and once they start opening up all sorts of issues cause 90% of surveys done so far to fail with unknown costs as building insurance, new fire alarm system and waking watch even before they remedy the work which will require monies upfront.  Just checlk out the end our cladding crisis twitter account to see live cases where service charges have gone from £2k pa to £20k pa

Urban apartments in Leeds look a bit like a bloodbath - I guess that's cladding+covid

My memory re numbers is a bit fuzzy but I remember some flats being built in Little London 10/15 years ago and thinking that if a little terrace was £30k why were people buying little new build flats for double, triple that. Shiny and new but oozed high rise.

Shocking really.

The number of apartrmemts built in Leeds and other Northern cities was crazy. Little London is s genuinely dangerous inner city area, drugs and violence. Makes no sense spending 100k on a flat there. Esp. considering that literally thousands of apartments built and apparently still being built.

Same thing in London they are still buying them on the Help to Sell , Sorry Help to Buy scheme. But surely there has to come a time when there is an over supply.

£30k is more than a bit fuzzy, but I get your point new build flats have been a bad "investment" for a long time now.

What a shame, all those little children being denied a normal childhood. (Not blaming anyone)

From what I can tell the childcare sector is being hit hard with closures. Their margins are thin at the best of times (I once saw a breakdown of costs and was pretty surprised).

At least that's getting to affordable levels.

What's the catch ?  Apart from it being leeds.

£314,995 -> £244,995. £70,000 off a house with attached cake shop in Lincs.

2 years on the market and no takers. Steady stream of reductions in 2019, however this is the first drop since Jan 2020. Maybe this indicates a sale that's fallen through?

Do you pay commercial rates on the cake shop ?

Fixed that for you 😉

Gotta be said, I don't see the point in central living on that scale when you can commute in from the Dales

Quite.

Nothing wrong with Leeds but it is very mixed. Chapel Town and Chapel Allerton neighbours but very different ‘buzz’ in those districts 😆😆

I would absolutely advocate Leeds generally verses any other City.

I, of course, live in the Dales but most of my posts are hypocritical so why should this one be any different 😉🤦🏻‍♂️

I meant central flat living, postcodes LS1-3 (ish), Leeds, and the wider conurbation, has many very very decent suburbs outside of the inner city
