Since when has a blue tennis court been quintessentially British. In fact hard to see anything quintessentially British about it,  quintessentially tacky maybe, and the ceilings are too low.

Almost like they are appealing to foreign investors.

@Roman RoadyCan you look out for a reduction on the Isle of Wight.  From £2-400,000 Even something reduced seems overpriced.

I don't do requests (I'd be here all day) however I did take the opportunity to have a sniff around the island yesterday and found a few things worth posting here. All have to conform to my 20% limit for me to post, HOWEVER there are a lot of reductions in your range in the 10 - 15% range.

So here is one 20% plus reduction...

20% off of land in Newport, probably due another drop soon.

You can see reductions on Zoopla For Sale (Sort by most reduced) but you're right - most stuff is selling for new highs (green) and that can still be after a large reduction off asking price.

OK thanks. I check Zoopla price drops regularly. Even with a drop there's some hidden catch.  IOW seems to be in denial about HPC.  Maybe Londoners cashing in and working from home.

Yep. It feels to me as though low transaction volumes are maintaining high prices. It's a similar picture across vast swathes of the South. I don't think that the HPC really starts until transaction volumes rise substantially. This needs more input from the 3 D's.

20% off of...this well-proportioned Detached 4 Bedroom Family property commands spectacular elevated views across South Cheshire and North Shropshire with the Peak District in the distance.

I suppose its there between the foreground and the sky?

Time for another reduction "to sell"?

From £995k down to £700k. I think this will have to drop further, as there are other 2-bed flats on at the same price, EWS1 pending and the service charge is an obscene £8000 a year.

From £350k to £250k. Something must be wrong with this one, on with loads of estate agents. The original price was a joke though. I'd be surprised if it went to £225k though.

What a depressing flat. How do they market them looking so awful. You could spend just a few £ to make it look less depressing. In fact you would not need to spend anything to throw out the plant sitting in the window on photo 4. The dying plant just sums the whole place up.

Really who took these photos where is their brain.

Can you do Sweet Caroline by Neil Diamond please :)

I really appreciate this thread its a gem, many thanks

I know its not an anecdotal thread but fyi we are starting to see some pre covid prices back in North Yorkshire and those that rushed their completions through before Christmas are looking a tad exposed.

10 viewers on a balmy summers afternoon (including my son) bidding for something already 10% overpriced (on at £279K) and apparently was bidded up quite a bit higher.

Now its snowing and relisted at the same price (so wont show up as a reduction as such)  and the EA rings and asks am I interested at £250k. Who would have thunked it :)

I know its not a great example compared to your beauties....but this was the best we viewed over summer, lovely plot, extended, rewired and replumbed, lifestyle rear room and luckily an ex rental so was empty and lacked some of the 'love and glamour' which might have pushed it to £300K

My lad is having a think. One down the road was £250K a few years ago and not extended but had an even bigger garden....no rush, opportunities are coming. And for those in less of a rush those opportunities could be even better.

1st:- Thats a belter and at just over 19% off its the sort that has my finger hovering over the enter button sucking through my teeth and muttering about my self imposed 20% limit.

2nd:- What we in the trade term a “fecking shoe box”. I wouldn't want to experience lock down in that however it is a hefty 28.5% reduction for a flat that is walking distance from Canary Wharf.

Thanks for the kind words and you are welcome. I think I just enjoy the dopamine hit from the chase now.

I did a very sweet Caroline in my youth...but that's another story and not connected with this thread or HPC in any way, so best leave it there.

I actually like an anecdotal and I place more trust in them than in any other type of data (when they come from a known trusted source).

One of my mantras in doing a deal, whether it be for a daily rate with a client or haggling over the price of “something” is that if you are not embarrassed by your figure its too high. Its served me well in the past, so If I were your lad I would go in at 220k...the EA has blinked first after all. At least the EA will be drawn into a negotiation and you never know...However judging from your previous posts in these hallowed pages, I am sure that I am preaching to the choir here.

22% off of a boat in Bristol. I am at a loss for words really...no info as to whether the mooring is included, for this price I would hope so.

https://www.rightmove.co.uk/properties/90324257#/

Price Change History
30/10/2020 Price Changed: £495,000 £465,000
22/06/2020 Price Changed: £595,000 £495,000

At that price I would expect the boat, the mooring, a garden and a 3 bed house all included 😆😆
