I check Zoopla price drops regularly. Even with a drop there's some hidden catch. IOW seems to be in denial about HPC. Maybe Londoners cashing in and working from home. It's a similar picture across vast swathes of the South. I don't think that the HPC really starts until transaction volumes rise substantially. This needs more input from the 3 D's. Can you do Sweet Caroline by Neil Diamond please I really appreciate this thread its a gem, many thanks I know its not an anecdotal thread but fyi we are starting to see some pre covid prices back in North Yorkshire and those that rushed their completions through before Christmas are looking a tad exposed. 10 viewers on a balmy summers afternoon (including my son) bidding for something already 10% overpriced (on at £279K) and apparently was bidded up quite a bit higher. Now its snowing and relisted at the same price (so wont show up as a reduction as such) and the EA rings and asks am I interested at £250k. Who would have thunked it I know its not a great example compared to your beauties....but this was the best we viewed over summer, lovely plot, extended, rewired and replumbed, lifestyle rear room and luckily an ex rental so was empty and lacked some of the 'love and glamour' which might have pushed it to £300K My lad is having a think. One down the road was £250K a few years ago and not extended but had an even bigger garden....no rush, opportunities are coming. I wouldn't want to experience lock down in that however it is a hefty 28.5% reduction for a flat that is walking distance from Canary Wharf. I did a very sweet Caroline in my youth...but that's another story and not connected with this thread or HPC in any way, so best leave it there. I actually like an anecdotal and I place more trust in them than in any other type of data (when they come from a known trusted source). One of my mantras in doing a deal, whether it be for a daily rate with a client or haggling over the price of “something” is that if you are not embarrassed by your figure its too high. Its served me well in the past, so If I were your lad I would go in at 220k...the EA has blinked first after all. At least the EA will be drawn into a negotiation and you never know...However judging from your previous posts in these hallowed pages, I am sure that I am preaching to the choir here.
