Thats what got me interested in the previous selling price.  So it would have to drop another £1Milion to get in line with not just current wages but also current interest rates compared to 1995.   That is the scale of the housing scam/scheme in the UK. No wonder Sunak came up with the stamp duty handout, far too much vested money riding on current prices.

It's an interesting mixed commercial/holiday let/residential converted barn. There seems to be quite a few lake district former holiday lets coming onto the market. Perhaps in anticipation of there being less money for spending on 'luxuries' in the future - with a commensurate impact on the extent to which a big artisan gallery can survive.

Not my usual thing but I thought I would share this...

 

My attention has been drawn to Stubbington, Fareham on the south coast by an old acquaintance who is looking to buy around there in 2021. Nice area!

Whilst checking a few places out I came across this example, that sold in the summer. It wasnt on rightmove so it doesnt have a link...17% drop. Might be a gift to an adult child or something like that???

Very low supply in the broads... waiting for full s24 implementation and business rates loophole to be closed and we could be good to go.

Norwich is a bit more dynamic but its still horrendous asking prices falling back to last sold prices a year or so ago as opposed to setting lower last sold prices in nice parts.

The funny thing is that I was looking at NR2 > then moved out my search nearer work do to being priced out.....  Now the houses in Broadland are looking worse value for money as NR1, NR2 and NR4 seem to be coming down presumably because people have to work/move.

In a falling market you would need to be brave to buy a house over last hold price > full renovation.  I can understand people just throwing the house on the mortgage and being happy its all good to go and moving on....but watching the prices go down whilst paying out you own cash.

The auction has more family houses this month and some interesting ones like this one.

The key to unlocking this value..... a near full garden outdoor swimming pool(plus small extension) .... in a small side garden....next to the road and you can see in there as you drive passed.

I Always assumed pools reduced a properties value unless the property was a mansion and the pool is indoors.

I have been sitting on the following for a while too.

Please see below a few transactions from London E14 which is the Canary Wharf area.

I have included links where appropriate but these may or may not work. I have used both Rightmove and the Houseprices.io websites.

Lots of losses...I have gone back 18 months or so. The data only goes up to Sept 202 so far on the web sites.

Both nominal and real losses are shown, some are surprisingly large.

Looks to me like the peak was 2016 ish....

I wonder if agents are trying to defeat the price sold history.

This one doesn't show anything but https://houseprices.io/rye/camber/badger-way?p=2 shows a sale price of £240,000 in Nov 2008. Camber is OK in some ways but pretty rough in may others. Plus likely to be flooded in 30 years time from sea level change. Anyway, most of the houses old int he last two years are losing money when inflation is taken into account. This is a bell-weather for the big losses coming to many badly built new builds on their first resale. It is No. 15 Badger Way by the way.

When will these people learn?  Nothing similar on the street sold for more than 190 - but they start off - 18 months ago at 263 (a mere 35% higher) and drop slowly. I'll give them a bit because it's end of terrace, but even now, they are asking 230. At this rate of recognizing the problem, it will be 2022 before the asking price is realistic.  Oh well, I guess you can't fix stupid - or greedy.

Working for a stockbroker I have learned that there exists a small minority who take £6/7 figure risks on multiple positions and then hold.  This works because for each investment that collapses there is a compensating 200,300,400% gain elsewhere & strong dividend income. This rare breed are the only folk I can think of that could weather some of these horrific real losses.

For an ordinary punter losing hundreds of thousands on a leveraged property is something they won't recover from for years, if ever.
