This block is quite interesting in terms of price action. Always many flats for sale here, not many go through. Many are quite similar inside and should be quite comparable in price.

I think £270k, if it goes through will be the lowest for some time. 

That's very low for Zone 1 and share of freehold. The surrounding area is great, and I would've jumped at that in my yoof as i was looking at a very similar sized studio in Shepherds Bush way back in 2012 for £240K. 

This has to be a service charge issue / lack of sinking fund that halts all these sales.

OK its tiny but if all you want is somewhere to bed down when in town then anything bigger is unnecessary.
It'll be very interesting and encouraging if places like this remain at or below these prices post Covid-19.

Thing is with that place, there has been sales, so it's not as if it's a total lemon. 

My guess is that the service charge is ridiculous. A building like that is going to be inefficient I feel.

Surprised that this can't sell. Sure, not prime London but it's a relatively inoffensive 1-bed flat near Zone 2 station and a park. I've seen worse 1-beds in worse locations up trying to get more money.

Posted one from this block already in the past, but a fairly chunky reduction - guessing there were no bids anywhere near. 

Quite funny cos looking at the price history here some poor sods did buy places for much more than this... this has been up for sale for 2 years. 

I get the impression someone needs to sell here, cannot afford mortgage/service charge so will be interesting to see at what point someone bites.

Surprises me that it hasn't been snapped up, especially as it's so close to Waitrose The job Centre.

Thanks for posting @Simon2. I know someone who owns in that block. Bought several years ago, mind. 

I have to say it's quite a drop. Aside from the small matter of the pandemic, the seller will have to contend with the fact Acton is basically a flat factory. New builds everywhere.

I know there is a talk of a mini-boom but this is a reminder that economic reality will prevail. I keep saying this, but this thread is going to get busier in the coming months.

So is so much of London, there is block after block being built in the East of London especially in the Royal Docks , I believe much of it is being funded with HTB. I have been saying for years that there are too many flats and have been proved wrong but an oversupply must be on the Horizon soon.

Gosh that is foul.  As soon as I saw the location the madness started to make a little more sense though.  There are a lot of people in London who will gladly pay a massive premium to be able to live in some areas, even if the actual property they live in is truly ghastly compared to somewhere in a marginally less desirable suburb.

Strange old area that one. Much inequality, close to crap stuff, far from transport. But also close to nice places as well.

I would think much better 1-beds would be available at the £500k mark. So I don't think this price is great but I bet it'll go at c.£400k. It looks like they will just keep reducing until sold.
