Another reduction, 5k makes this a 30% reduction now. Someone really needs to off load this flat.

yes and they dont make staircases like that anymore.

Shipley isn’t a bad area either (although it’s very mixed and I am not close to the market there) 

Imagine if you could buy a Notting Hill flat for a 2004 price.

It probably goes some way to explain why some on these threads have such differing views (well this forum and other threads because this is a super factual thread😉

Yeah West Yorkshire is strange currently. The less cosmopolitan margins are seeing some clear falls, but Leeds and the golden triangle commuter towns don't seem to be.

I know HPI was high in 2003 - but seriously 212% in a year - looks very strange. A BTL selling to an offspring to avoid CGT?

You are right. That’s fairly typical.

To lose money in the golden triangle is very possible (early 90’s no one could really avoid) but generally it’s mainly those who buy carelessly (ie like 85% of buyers). With some effort is it and has been relatively easy to buy decent value from motivated sellers. The golden triangle does attract some buyers who are a tad careless  

I would concede it hasn’t been easy during the last 18 months to get value  but my lad managed as did at least another 3/4 people I know. They just didn’t jump in, they avoided houses with multiple block viewings and were wary about what they were paying for ie not paying for nice decor.

Wondered about this recently, having had a brief look at what our (privately rented) house sold for in the past as my OH and I were discussing whether we'd buy it if our LL was selling.  Turns out it was "sold" on the day we moved in last year for about half what it's worth on the market.  LL has a handful of BTL properties as a retired not-exactly-amateur LL, living off the income from them.   Wonder who actually owns our property now -- guess I'd have to pay the Land Registry fee to find out
