Advice on offer levels to put in for a new build house in London?

We've reached that stage where we've decided to finally buy a family home, near a decent school for our son. Having looked around, we've found a property we really like, being sold by Galliard, in Zone 3 London. Given the current climate, just wondering if people had any advice with respect to offers? It is a 4 bedroom place, for over a million (we were very fortunate to be gifted with some inheritance money), and our opening gambit was to offer 20% less than the asking price, which got roundly rejected.

We were polite with the estate agent throughout, and didn't want to put anything too silly in, to show our seriousness. That was 3 weeks ago, and we're now just waiting around, in case the agent decides to ring back. Is there anything we should do in the meanwhile? Was 20% off a reasonable offer? Any advice on how we should handle offers on a new build?

Fair enough. I guess that's reflected in the fact that they rejected it straight away. Any advice or tips to offer?
