TheCountOfNowhere
I do love a happy feel good headline "City house prices plummet as London market continues to cool" http://www.cityam.com/287740/city-house-prices-plummet-london-market-continues-cool

hurlerontheditch
Quote Tom Page, manager of Fyfe Mcdade estate agents in Shoreditch, agreed. “There is no space for immature pricing in today’s market,” he said
ftb_fml
IMO that's a terribly-written article: Quote The research showed that house prices in the City fell 25.9 per cent in the year to April, although this was only on a small number of sales Then: Quote Overall, London saw an annual growth of just 2.9 per cent While I'm all for anything that strikes fear into the "HPI forever" crowd, this smacks of poor / sensationalist "journalism" IMO. Smiley George
Was going to post in a separate thread but this seems as good a place as any. Noticed another reduction this morning in one of the areas I take an interest in, 3-bed townhouse reduced to £775k from £799,950 - http://www.rightmove.co.uk/property-for-sale/property-65326654.html They bought the house 2 years ago for £770k! Then I noticed that an almost identical 3-bed a couple of doors down sold for £708k in March. If they really want to sell, they're clearly going to have to accept an offer below £708k now this information is there for all to see. http://www.rightmove.co.uk/house-prices/detailMatching.html?prop=64364437&sale=6673123&country=england For me this validates that we're now seeing what started in PCL, is now reaching the suburbs. The guy who sold for £708k has played a blinder bought for £324k in 2001, a nice little profit and he's managed to get out before things get nasty, whilst also contributing to bringing house prices down in the vicinity...I salute him! I had the very same not far from there. 18 month old house, bought for 740 in April 2016 then September 2017 on the market for 850! then reduced to 799, I offered 719 and was nearly hit by the agent.. they then changed agents and now it is off the market I think 719 is a fair price considering what they paid for it

Each to their own though. * I'm assuming your example is similar to the original one here.

They've got zero chance of getting £1.45m, there are a good few new builds on there already of similar size all around £1.2m...and that's before things get a bit more "crashy". It's not exactly homely is it?! Bought, renovated and back on the market in 14 months - I can only imagine it's a developer. Weird that they haven't put any furniture in the place when they're asking so much money for it. For comparison in my neck of the woods (a mile or so nearer to central London, much more vibrant area), you could live in any of these lovely houses and have an extra 1/4 of a mill in the back pocket. http://www.rightmove.co.uk/property-for-sale/property-73827899.html http://www.rightmove.co.uk/property-for-sale/property-73864445.html http://www.rightmove.co.uk/property-for-sale/property-65684545.html

I was about to come on here and bol***k you for using over emotive language like "plummet" like I do others, but yes, I think you can call 25% fall plummeting. Notice Southwark was -19%, I love that area as I have a private club there that I often visit for a weekend. Sadly only two types of people live there now, the very rich or feral housing benefit family's there is little in between. Lets just hope this news spreads outside the M25 and further. TheCountOfNowhere
Wandsworth was down over 10% too IIRC. That doesnt surprise me, Clapham/Balham area has approx 2600 2 bed flats for sale !!!!!!!!!!!!! Some of the asking prices for these flat looking ridiculous as people try selling their 3 bed flats and houses !!! The prices ARE being set at the margins and plenty can afford to sell at 2004 prices !!!! PLENTY
