Are The Btl Brigade Doing A Runner In Liverpool?

Listed below are the up-coming properties for the Sutton-Kersh Auction.

A Large amount of them are CURRENT BTL or with a view to BTL. Its roughtly 30% of the whole auction. IS THIS NORMAL? or are we seeing the BTL brigade off-loading? There are actually 2 decent properties there, in a good area but I aint saying which :)

One of them is a shop and flat above it. The Irony is, the shop was called TRP DEVELOPMENTS and its SHUT!! :)

well dun know about that but on the way to work today i counted 14 EA signs, every single one of them sold, infact i didnt see a EA sign other than sold and all in this month, cool ey.

Actually I have it on fairly reliable authority that these 40-50K guide prices sales are all part of a large individual portfolio being sold off. The 40-50K houses, with 3K rent p.a. is a decent return to some, particularly if you buy in enough volume. The view of another auctioneer is that at this end of the market these houses are bomb proof in terms of falling prices as they are so cheap, even if you and I know they were 17K 4 years ago :P

Think this would have happened anyway Lurker as a matter of time or is this quite normal? I know you tend to follow the SK auctions.

Its just the types of property for November were more FAMILY HOMES. :huh:

WOW!!! Those Estate Agents will need to send of flyers asking people to let them sell their house!!!!

I really think Liverpool property market is on a knife edge, I've seen my current place (bought in 2000 valued@30k) go up to 100k. Unrealistic for the property, hell yeah!!

But is it worth that? personally I don't think so. But I am getting as much work done as poss, hoping to sell in what could possibly be the last spring bounce for some time. I'm sick of the jibes from people I know saying a HPC will never happen, i'm pretty well convinced that the ass will fall out of the market in Liverpool sooner rather than later and I'm ready to put my money where my mouth is as such.

Certainly wouldn't mind 70k (even 60) ready for a deposit (as my current balance is only 16k) maybe quick sale for 85k (here's hoping) in the spring time, bring it on baby :D

I think you are one a winner either way!!!

The pricing of your property if it even dropped to 60K mean you will sell NO PROBLEM as there are loads of people in the city can AFFORD £60K. If you want to sell it quickly then advertise it in a rebellious way!

IE. Advertise it as

"Valued by EA at £100K"

Silly money as this house aint worth it!

Make me a serious offer?

I will only to sell to a family that needs a home and NOT to a speculator that got us in this mess anyway!

All offers will be considered - No time wasters please!

Alternatively - look on www.houseprices.co.uk and show that the EA said £100K but the ceiling may be £82K then say - I will sell for £80K? Prove that you are dropping the price to a FAIR PRICE.

I know this sounds a bit silly but I have a saying "Todays silly offer is tommorrows best offer"

Get in their now before the crash gets full momentum. When it starts going downward no-one wants to buy something thats gonna be cheaper next month.
