The biggest hike in house prices was 1996-2004 i.e. before the central and eastern European countries joined the EU. 2004-7 HPI was relatively small in comparison except in Northern Ireland.

Not in the North West. A friend bought in 2003 for 53K, up from 35K 4 years previous. It was then sold late 2007 (with very little work done) for 103K.

Feels more like 2006 to me. Sustained period of low interest rates, market still climbing despite eye-watering prices. BOE starting to increase rates. But this time rates don't need to go high for people to get into serious trouble. There's lots of other factors in play. A good chance the wheels are about to fall off... again. Will the govt be able to bail out again?

The cycles theory has some evidence but the level of govt interference post 2008 could be enough to break any loose cycle, just as WWII did.
