Subletting

Hi, 2 questions from someone new here:

1. Has anyone got experience they could share of subletting? I'm thinking of renting a 3 bed house, then subletting a couple of rooms to help defray the rental cost. Not looking to profit, just reduce costs vs renting a 1 or 2 bed flat. I have a son, so renting myself then getting lodgers in is a better option than moving into a room in a shared house.

2. I live on the London / Surrey border - is there a good website/ newspaper round here for renting privately? (ie not through an agent) I've done it before in other areas and it's always been a good experience, but round here everything seems to be estate agents.

Hey, I can only talk about number question 1 because I don't live in England! I also thought about subletting but it turned out that there was a clause in my contract that stated otherwise, so you should check that carefully... in my case everyone living in the apartment had to be in the contract :(

There is usually a clause in a contract about subletting.  But that usually refers to subletting the entire property.

In practice, subletting of rooms happens a lot in the PRS.  Most landlords won't care, as long is the rent is paid and the property is cared for.

Gumtree is the go to source for lodgers in London.

Hi there, 500dan,

 

I am not sure whether this could be still useful to you, but when I was still living in London ( 2 years ago), I was able to share one of the apartments I rented back then with the same purpose. I was not into making profit, but rather reducing the cost of living.

If there is no clause in the contract, go for it, there is nothing wrong with that.
