Illegal Evictions

Oh dear, another example of a BTL landlord with absolutely no clue about the law; or, it seems, the consequences of evicting illegally:

"She only took stuff for temporary accommodation for 3-4 days. She said she will collect the rest later.

I got a phone call from the council that I have acted illegally by changing the locks.

Please can someone advise if that’s the case?"

Oh yes it most certainly is the case! And it happens far too often! Apparently, "she needed the property back" and issued a S21 notice. Tenant moved some stuff out but not all. Tenant said she'd be back for the rest later. Landlord changed the locks.

Anecdotally, I have heard this sort of thing happening a lot lately and find it absolutely staggering how many landlords just seem totally unaware of the law. No due diligence. No research done. Even as a tenant I know that landlords have to tread very, very carefully when taking a property back into possession. 

Wonder what the penalties are given that it's a criminal offence?
