Is it false advertising?

I've been looking for a new place in N8/N10 area I this one caught my eye:


No floorplan, but judging from the images there's a very nice diner and a spacious reception. And then, at the bottom of the ad, I found this:

"Please note the images on advert are of a similar flat in the same building, although specification will be similar, actual layout and space will vary."

What the heck? Is it even legal? I can understand it to some extent with new builds which are still in construction, but in here it's pure deception methinks.
