Alarmingly Expensive Property Listed In My Area

...not sure whether to be concerned or entertained by this.

Exceedingly expensive 1 bed flats are being listed in my area in North London.

We're talking 270-280k. They look very nice but they're still only 1 bedroom!

These were just not appearing last year.

Last year the only properties listed for those kind of prices were 2 bed at least.

Depends whether they have an outside area etc tho, & many other factors as you know. Anyway, will they sell at those prices? Maybe, maybe not.

True. All I can say is that I had my eye on the market most of last year and the most expensive 1 beds I ever saw were £250 and even those seemed extortionate.

Gulp! I sold my 1-bed in N1 for 210k in mid-04.

I needed to sell (it was too small for 2) and I couldn't buy (nothing affordable on the market that we liked) at the time. I didn't want to be a BTL landlord. Still, all the same, it makes me wonder if I did the right thing...

Can you paste a link in giving examples of 270-280k?

I needn't have worried. A quick look at Rightmove shows that the closest asking price equivalents to the flat I sold are priced somewhere between £180k to £230k. Sounds about right. I priced mine for a no hassle sale (problem neighbours).

There are 120 1-beds in N1 for sale on Prime Location alone, so plenty to choose from, and that's only 1 postcode.

Asking prices for 1-beds in N1 range from £127k for a scary ex-LA in a tower block to £950k for a s*****y city-boy/girl's pad.
