Norwich Awash With More Student Accommodation

Recommended Posts

I was on a bus last night and viewing the hoardings, I was rather disappointed to see this former pub site on a housing estate is going be housing for students only as opposed to the general public:

http://www.orchardhomeseast.co.uk/shoemakers-ensuite-bedrooms-norwich.html

Should be ready for the next academic year.

However, maybe this will be a blessing in disguise. There is also this block completed about a year ago (with a fancy looking penthouse by the looks of things):

And this one is in the planning:

http://www.edp24.co.uk/property/former_mecca_bingo_site_in_norwich_could_become_student_flats_1_4434738

Not to mention the seemingly neverending contruction on campus at the University of East Anglia

Perhaps amateur landlords of student houses will be forced to rethink their strategy in the face of these new state of the art blocks.

Landlords of ex council houses such as this on at £1,200 a month:

http://www.rightmove.co.uk/property-to-rent/property-56108425.html

(Around £650 a month privately rented to other tenants or around £380 a month if it was still a council house). Still a bit of a trek to any of the higher education establishments from there imo.

We're now two thirds into September and there are a glut of student houses like this on Rightmove.

Any student housing not cleared by August will be empty for the rest of the year.

Some of the houses stay up for rent for months afterwards. How on Earth can these landlords afford the voids if they have BTL mortgages to pay?

Here's a Rightmove ad for the first link:

The Denton Shoemakers, NR5

£2,520 a month!!! £630 a month per student - Jesus Christ! These are for an ensuite bedroom in a 4 bedroomed house. I can't afford that much rent and I work full time!

Only Trust Fund students needs apply.

It will be Chinese students one would think.

Bless them as they are keeping chapelfield going and have their own cafes and restaurants.

Only issue is they hardly speak to anyone so they will go back with worse English skills than when they arrived.

I think you're spot on with that one, F_F.

I rarely step into Chapelfield (too pricey for me!) however the Chinese students do like to shop at Morrisons as it's right on the bus route. Have you been down Ber Street recently? A few Chinese businesses along that road now. A friend recommended the tea room there (in a former pub I think).

Doesn't bode well as some of them as the Govt will have to negotiate Brexit trade deals with some of them

Yep little budda i think opposite the Harley garage.

Also in the Earlham road shopping area there is a place which I made a point of going in one evening as if its full of authentic Chinese so it must be good.... I found out they order a different menu (amazing how much they eat for small/thin folks).

In terms of trade deals I think we are headed to a trade war with them now trump is in.
