House Sales Volumes - Strength Indicator?

I would like to throw in another factor which is not widely discussed. An occasional technical trader I often refer to volume either fx or stocks to indicate trend strength, sometimes volume can indicate a turn in sentiment. I noticed from the town that I used to live in Middlesbrough that sales volumes in one street has dropped considerably. I actually sold a house there in 2001 for about 42,000 which I bought in 96 for 40,000 ! Now a similar house in the street is on sale for 129,000. The price rises have gone up roughly within the last 2.5 years. However the number of houses sold have dramatically decreased. If I recall 11 houses were sold in that street during 2001, last year there were 2. Naturally those 2 sold at higher prices.

I think prices increases based on falling house sales volume is not a firm buying proposition. I would be interested in 'graph'/table on house sales volume year on year. If anyone has such a thing perhaps you could post it here.
