I'm Calling Peak Kite Flying

So, this is currently on the market

Almost a million quid. In a market that if anything, has dropped since 2008. Transaction numbers have fallen off a cliff.

It last sold in 2015 for around 480k, having hung around for a couple of years. A lick of paint and on it goes at double bubble.

The big money in the B&B game has always been in the capital gains. Don't let the poor quality of the bacon in the cooked breakfast fool you, it's all about the Mad Gainz. This is why any good B&B empire should be leveraged to the nuts. This isn't kite flying, this is financial acumen. These people understand property. They'll be no talk about kite flying once the bidding war starts.

Actually as it's only been a year in the B&B game it's actually more like one of those Silicon Valley start ups where you sell up so you can turn your investing genius to starting another amazing business.

Back in the real world, I look forward to seeing how this thread develops, though I suspect we'll need other competitors if eventual eviction to Anecdotals is to be avoided. Let the research begin!

This is my new champion a bog standard house too close to the road at the front and overlooked by flats at the back given the grand designs treatment and now asking near a million £. In Norwich.

This must' be the peak as never has such a turd been so polished. V clever camera work in the description. The house previously was up for sale almost every year as the road is so busy.

+ 1. Same reason I wouldn't buy on this road if I could afford one. Not keen on those round windows on the first floor...I guess that is putting a lot of potential buyers off, secondary to the asking price.

There are loads of b&b/ small hotels on the market in the area and which are more established. Gonna have to cook a lot of breakfast to make that kind of money back

At least there might be some potential to find a job paying half decent money. Still overpriced though.

They clearly dont know the Norwich Market.

The people paying the higher prices are coming in from London but they are not the elite (as over 1/1.5 i am sure you can still buy in the home counties) the prices still top out around 800K and at that level you can still have a nice house.

I will have to applaud them if they can buy a ugly house for 310,000 (overpay by 50K) spend say 100k on making it like a yacht and flogging it for 800k+

its still a small plot with no privacy and near a busy ring road and roundabout.

much better to buy this better, larger, quieter and nearer the schools.... and still 100k more than the last one sold and sticking

I didn't realise convenience to good fish and chips shops was so important to millionaires. We are talking about the same Whitby right?

Such a well finished property, I particularly like the kitchen with it's beautiful exposed pipes and knee high integrated microwave. But lets not forget the damp in the comically narrow child's bedroom or the filthy grouting in the off-kitchen bathroom. All yours for only £700k. I'm sure I don't need to tell you who the estate agent is.

Foxtons are a disgrace

just about every single one of their properties are kite-flying of the highest order

Some idiots have been buying them off them tho.

All funded by FLS....i.e. some of your wages/savings them covertly stolen from you.

Whtahca going to do about it ?

If it was it was fully refurbished to a reasonably high spec and if the layout was good then with the square footage, location and garden I would expect it to go for about £550k (pre-Brexit). Anyone care to guess how much it would cost to completely gut it, remodel and sort out the damp (which I now notice is also present under the bay window in the front bedroom)? My guess is at least £100k so that flat should be on for more like £450k.
