Is it fair to say the outlook is much worse for residential property? So that anyone who sounds the alarm on commercial property would do the same on residential?

Recent tax changes are making BTL much less attractive and there seems to be a shift in political climate, which makes further tax changes and regulations possible, which could make BTL even less attractive.

Commercial property is for professional investors. Don't they at least try to make sensible investment decisions? Residential property on the other hand can seemingly be propped up by greater fools. So residential property may have a crazier boom but should also have a more extreme crash.

Let's Scrap S24.

Or rather let's implement S24 completely so no interest relief is available on residential property so both BTLers and OO have an equal market...

Speaking with a commercial agent, he was beginning to see some smart btl money were getting out of residential and into commercial - no repairs, longer tenancies, higher returns
