52, 54 and 56 Whitehorse Drive are identical. They were built in 2002, an in-fill development.

Houseprices.co.uk

56 came up for sale last year and sold at £670K - top price.

52 came up for sale later last year but did not sell and they took it off again. Now 52 has just come back up for sale at £630K

So a full £40K less and this agent is well known for pushing up the prices!

They bought the place for £495 in 2002.

No 56 sold for £490, so they made a great profit, £180k less costs.

When these houses are back on the market for £500k I will be a very happy man.

Now it's showing up on the agent's site at £599,950

52 Whitehorse Drive

The agent's home page shows it under offer already. Guess they were in need of a very quick sale and got the full £599,950.

How pleased would you be if you had bought number 56 at £670K less than 6 months ago?

Really nice example of HPC in action - I just wonder whether the seller is very keen to move, or has just become more realistic. It wouldn't take much more of a market drop to take this down to their in price again. Looking at the property itself, I would have thought its quite expensive in light of what you can get for a similar price in Epsom Downs which I understand is a much nicer area - this road is very close to a hospital - not sure if I want to be awoken at night my rushing ambulances...
