Has a small space in London really become that much more valuable or has the money required to buy it simply become all but worthless? Assume whoever buys it is not a total financial muppet (sorry, of course they are) and expect 7% yield. You are looking at rental of £98k per annum. Add on a bit for service charges (£5k?) and you are up to a rental of £8,500 per month. I am sure I could get a pretty decent hotel room, long term, for £285 per night. I know I could get a suite on a cruise ship for less than £2k per week - and that would include all food, cleaning, booze etc. The price seems perfectly reasonable to me Quote Link to comment Share on other sites More sharing options...

Fair price is probably £30k for the whole flat (the same as they are asking per sq m). Let's be generous and double it because it's London.. £60k. That's all it's worth. Not too many drops but the ones that have dropped, have done so by about 10 percent. What's more interesting is how the top end is just full of these identikit new builds that no-one seems to be touching and what's laughable is the way a few properties have even seen a price increase ( oh yeah, it ain't selling so let's jack up the price to show how valuable it really is!) You better not laugh, you better not cry, You better take your losses, cos I'm telling you guys; HPC is coming. To Towwwn!
