Had already decided on that course of action. Maybe earlier this year I would have responded, but even I can't get worked up by such a post, at this time of year, being much happier that many BTLer have more to think about (including new rules S21 and with it, seemingly, more incentive to make repairs quickly).

You're a good hpcer. Want good outcomes for those who are OO and understand the issues and have limited their risks in really testing mad housing financialisation years, and renter-savers who hopefully are positioned to pick up better value housing from good ex-BTL stock in next few years.

Sorry...we are selling our house in Manchester (status is sold subject to contract) and aim to move to the areas mentioned. We have to action quickly as we probably need to vacate by end of Jan and hence asked the question hoping we buy in an area that makes financial sense. I'm new to this forum so please bear with me!

OO is an owner occupier.

We all understand the pressures on buyers and how they would not want to make an expensive wrong decision. But please be aware that there's no reason for other people to care about your predicament and if you initiate a thread talking about the scope of price increases you will not win many friends.

Personally I think you will struggle to get much completed by the end of Jan if you try to buy now. I have friends living in hale, renting a 4 bed house and they are looking to buy for around £300k.

They are planning on moving to Wilmslow.
