Estate Agent Fibbage?

Recommended Posts

Hi there,

Neebie here so be kind.

We've been looking for a house for a while near Rainham, Kent.

We saw this one come on recently: http://www.rightmove.co.uk/property-for-sale/property-36884970.html

The text contains what I would describe as, if I'm being generous, a complete and utter fib:

"All of the bedrooms are a generous size, so there will never be any arguments over who gets the biggest room"

... but then you check out the bedroom sizes:

  • Bedroom 3: 8'8 x 8'2 (2.64m x 2.49m)
  • Bedroom 4: 9'1 x 6'1 (2.77m x 1.86m)

Obviously we won't be viewing this particular house ourselves.

Is this legal?

Are estate agents covered by some sort of rules for these descriptions?

Cheers,

Zebs

Maybe their definition of a 'generous sized bedroom' is room for a single bed and small bedside cabinet? After all, they probably have a sideline in letting multiple bunks in HMOs and one occupant per small bedroom is generous to them? ;)

I could be wrong but perhaps you might have to wait until you have a number of posts under your belt?

Welcome to the forum, by the way Zebs. :)

Yea might try Advertising Standards, cheers for that.

Picture 5 I found somewhat weird, also, but there is no accounting for taste!

There isn't but I struggle to see why someone with that taste would have bought that house, it seems like a complete mismatch

The second bedroom is only slightly smaller than the 5.5 sq m recommended for a prison cell so I don't see the problem. Add a bucket and you have en-suite facilities in all bedrooms.
