Even In The "desirable" S. West - Loads Of Properties/new Builds Unsold

Did a quick 2 day visit to S. West - Somerset/Dorset/Wilts borders area - on business trip this week. Met up with good friend down there - who tells me there are loads and loads of New Builds & Estates all over that area - Shaftesbury, Gillingham, Mere, Wincanton - and furhter affield - Sherborne - Yeovil.

These were begun during the peak of the boom c. 2003 - started off in great rush to cash in...

Well: Many of them now sit unsold - e.g. 2 & 3 Bedders [flats and "Houses" - actually - Rabbit Hutches...] built on top of each other on Shaftebury edges..... No one is buying them - price are just ridiculous I'm told... Will try and get to see them soon and repert back..

Was quickly shown a development at "Hunters Gate" in Mere: Big development of various 2/3/4 bed houses - better quality than average - but still crammed in for maximum profit/'take the money and run'..... Prices start at c. £270k! - £310 k for 3 bed rabbit hutches - And - Guess what!?!.... None sold at all -

Little sales office on site - lady sitting there lonely and bored - when suggestion made that "prices are a joke" - she looks sad and too scared to say anything lest she be shot by the "developer" whose probably hiding in the back with gun to his head....

Same all over this area - Wincanton being flooded with crap houses - loads and loads of them unsold - and many many more planned - apparently something like 450 houses to be build in a field the size of a back garden on outskirts of town...... by local "developer" who everyone hates...... & who has been up to all sorts of little tricks, breaking planning regulations, knocking down walls overnight etc. ....

Will try and get more info in nxt few weeks..... But evidence of dead market all over this area - endless numbers of "For Sale" signs all over - have been there for many many months....

Just heard from friend in Wiltshire [Ludwell] that "Sale" has fallen through at last moment - for the 3rd time....

Just talked to a EA friend who said he hasn't know it this bad since the 30's depresssion. Sold no houses at all. Millions of properties coming onto the market and no buyers. Said he hadn't fed his kids for 3 days and unless things pick up he is going to have to pimp out his wife.

Also went to a dinner party, huge table with a hundred couples around it. Out of the 100 there were 78 trying to sell their houses 14 of these for over 2 years. No-one had had a single person to view. 4 of the couples were thinking of burning the house down and claiming the insurance. Not one had reduced the price yet though.

Just talked to a EA friend who said he hasn't know it this bad since the 30's depresssion. Sold no houses at all. Millions of properties coming onto the market and no buyers. Said he hadn't fed his kids for 3 days and unless things pick up he is going to have to pimp out his wife.

Also went to a dinner party, huge table with a hundred couples around it. Out of the 100 there were 78 trying to sell their houses 14 of these for over 2 years. No-one had had a single person to view. 4 of the couples were thinking of burning the house down and claiming the insurance. Not one had reduced the price yet though.

That's nothing. Mate of mine (45 year old IT consultant) has been trying to sell his house for 34 years. During that time I've since the asking price drop from £2.75 (Equivalent to 4.3 million in today's money) down to 45k (equivalent to tuppence in 1971 money).

Stll can't sell it.

I have had exactly the same experience several times now! Visiting friends/going out to dinner etc. - endless endlss people just so worried - becasue they cannot sell their property for love nor money..... - see - http://www.housepricecrash.co.uk/forum/ind...showtopic=19680

Spoke to an EA today. She claims she has 19 or 36 people who are unable to give their property away.

Apparently they are offering incentives to anyone who will take on their property.

Interesting times what?
