Back To 2006 Sold Prices In Se?

Has anyone got any insight into rural south east prices since 2006? I've seen a house on at only £20k more than it sold for in 2006. It has been reduced down over the past year or so, from £100k to £20k above... If it doesn't sell soon I think the vendor is going to have to lower it to below 2006 price...!

Now I'm no HPI enthusiast but most houses round here (Kent) have risen since 2010 let alone 2006, as much as I hate to admit it. The minicrash of 2007/2008 will have knocked some off but I thought they were 'officially' recovered above pre-2007 levels now. I put in a fake email to their EA via rightmove this morning and asked if they would only take cash, maybe it had building issues, but she said they would accept mortgage etc. Weird.

Apart from the likely fact that the vendor overpaid in 2006, has anyone else seen this in the south east (sadly it's not London)?

I'm seeing some in West Sussex coming down a little. £10k here, £10k there.

Still in madness territory though. I know of a 2-bed in a 70s style council block up for £270k, bought for £175k in 2010.

Rural Hampshire - N.E. Hampshire. Decently priced houses going for 10% over asking on £500k projects.
