House Price Crash Forum

I was doing my usual run of Youtube watching and was ad mugged (as usual) but it was by a rather interesting advertisement about shared ownership, I followed a few links to be met with the following page:

http://lqpricedin.co.uk/all-about-shared-ownership/why-choose-shared-ownership/

( I don't like giving these people traffic but for the interests we hold here it may be worth the distaste)

I particularly liked the happy shared ownership rampers in the video, I wonder if this is a good idea at this time of the economic London HPI cycle and if the ramping is a sign of desperation?

I delved a bit deeper into the rabbit hole and noticed that in my borough there are wonderful (cough) shard ownership opportunities, 2 or 3 bedroom "maisonettes" for ..get this, ONLY £124,999 for a 25% share...you do the maths! What a bargain...

Is this a sign of things to come or a sign things are coming to an end?

I don't know how widespread it is, but one thing I heard about some shared ownership schemes was particularly distasteful

The buyer of the share on offer is exposed to the upside and the downside of price moves, whilst the seller is exposed only to the upside

So, in the example where £125k buys 25%, that values the whole at £500k

If that value goes up to £600k, the £125k becomes £150k

If that value goes down to £400k, the £125k become £25k

Now that, my friends, is a scandal.

I'm sorry, but I have no pity. I am with venger on this.

pipllman...

...brings a whole new meaning to the statement 'Renting is a mugs game and giving money away'....at least with renting you are not 'saddled' with a £500k debt, with shared ownership you get the worse of both world without the 'benefits' of home ownership...I really cannot understand why anyone would bother with it...unless of course they do not understand what they are committing themselves to (very likely!).
