Woodberry Down, Manor House, N4

Anyone know about the Berkeley Homes development at Manor House? Seems like Hackney Council let the developer sell all the new build flats to foreign investors, who are now trying to resell them at big markups before they are completed.

On the face of it some nice flats. Overpriced with high service charges but thats London.

My daughter is trying to buy one.

Any comments?

Yup - the whole scheme leaves a rather ugly taste in the mouth


Mate who rented there for two years could have bought at 500 last year - he wrote me yesterday same flat now 650

if your flat look into the reservoir it's rather stunning - then you get onto the main manor house road...

I'm more than a bit surprised that nearly £1m is being asked for a 2-bed in that area http://www.rightmove.co.uk/new-homes-for-sale/property-49031827.html

That aside, I'd think buying from an off-plan flipper is just about the worst thing, as you're paying even more than the developer was angling for, only to take an inevitable hit when the place goes from new to nearly-new. However, if the buyer is planning to live there for many, many years, obviously the timing isn't such a big deal.

Thanks for the replies. It does smell like the good socialists at Hackney must have had a back hander over this development. At least I hope so, otherwise they are even more stupid than I thought.
