What % Commision Does The Average Esate Agent Charge?

Recommended Posts

What % commision does the average Esate Agent charge?

And do they charge VAT and top of this?

And are there any other hidden fees?

I'm talking the national chains, not some fancy London Mews specialist.

Really depends on each EA, also they charge less commission if they are the sole EA representing your property, anything from 2-7%

but I guess this varies depending on where you live...

best to shop around, also online EA charge less, or have a fixed fee, if you want to do the viewings and photos yourself...

don’t forget to add VAT (as agents will often not include it up front)

always negotiate on the %. The agent wants your business so they’re likely to be flexible. A small lowering of the percentage might seem trivial but it can make a big difference and save you a good few thousand pounds. - See more at: http://hoa.org.uk/advice/guides-for-homeowners/i-am-selling/estate-agents-contracts-what-to-watch-for/#sthash.aSzdFiam.dpuf

I have never heard of charges as high as 7% in the UK.

In areas with a lot of competition, like the urban SE and London, I'd have thought you should be paying 2% max, and maybe less if they think it'll sell fairly easily. I have heard of 1% , but this may mean a restricted service, e.g.no floor plan. I would certainly check out their online pages, are the descriptions clear and detailed, are the photos good, are the blurbs littered with basic mistakes - indicates sloppy and clueless.

2 - 7% not anywhere I've heard in the UK that's for sure!

These days fees tend to be between 0.75% and 1.5%, depending on how much the EA wants your business and how much competition the EA feels they have.
