Sequence Ea's - Dodgy Pricing?

Hi All,

Was just browsing for houses - checking for evidence of price reductions, when I came across 2x properties priced not with a reduction, but with a 5% rebate offered by the vendor...

Is this just a cheaky way of developers keeping the sales prices high? Offering the purchaser the chance of a reduced in price, whilst massaging the House Prices figures from all the various reports that come out?

I'd like to know what any one else makes of this, as surely it would only have any sort of effect on HPI figures if a large numer of sellers started doing the same. Could there be any other reasons why the vendors would employ this tactic?

I'm seeing this a lot on the Wirral, cash back, stamp duty paid etc and yet my offers, 90% of the asking price are being turned down, not sure when the penny will drop.

At the end of the day the sold price is 5% more than what its worth. Its a way of propping up the market. Tell them 'stuff your cash-back' I want 10% off the asking or phuck yourself m0f0 :)
