Why Are Some Houses Unavailable To View?

Hello,

What does it mean when houses show up on right move as for sale for long periods of time, but the estate agent says things like "are not taking viewings currently"? If its not for sale why are they advertising it?!

I've come across 3-4 examples of this in recent months (in one case they even said the owner had withdrawn the property from the market, yet it went STC 2 weeks later!)

Maybe a buyer has had an offer accepted and has stipulated that to show good faith there should be no more viewings. But in that case IMO it should be taken off websites, too. I have heard of people getting friends to 'test' EAs in such circs - phone and ask to see a place that's had an offer accepted, to see whether the EA can be trusted.

Then it should have "STC" on the advert though....in all these cases this never happened. Perhaps the agent is just too disorganised though!

They could be renting the property out and the tenants either don't know it is for sale or they won't allow viewings.

The agent keeps it on their books and every 6 or 12 months depending on the tenants lease they look at the market again and see what interest there is.

This ^^^ BTL hedging their bets,wants out but cannot afford to lose the tenant if it fails to generate enough interest at the price it`s for sale at

there is always the chance they are repos that the EA are keeping for their mates ,no viewing until the last couple of days before the closing date then it`s already sold , normally these are not advertised as no viewings ,just get a pack of excuses like waiting for the keys from the bank
