I had one of my BTLs down valued to £500k from £550k, for re-mortgage today. I had requested £550k valuation based on 3 or 4 similar (0.5 mile) properties on the market ranging from £550 to £585k. However, on land registry, the highest recorded sale for that post code was £537k few months back. Just wondering why such a huge difference when there are comps available? If it was based on land registry prices, then it could have been at least £525k. Thoughts?
