spyguy
I noticed a high level of empty and holiday properties being listed. I started capturing new listings from RM. RM now include a 'sold nearby bit' which makes checking easy. Here's an update of the week listed Oct 2013. Hopefully I can cut+paste+colour OK: 1) Big house on St Hildas. Looks OOO. Dubious little old lady decor:http://www.rightmove...l?premiumA=true Nothing sold anywhere near that price. 2) Gazette offices (been listed for a long time). Commercial:http://www.rightmove...y-39292765.html Sold. Being turned into a wine bar apparently. Hmm. 3) Big 6 bed. OOO.http://www.rightmove...y-41365189.html Nothing sold on this street since 2007. 4) Overpriced 3 bed. Looks like holday home/let:http://www.rightmove...y-41405285.html STC -> null -> STC -> null -> STC. Nothing sold since Oct 13. Nothing sold near this asking price. Ever. 5) Empty 2 bed:http://www.rightmove...l?premiumA=true Nothing sold here since 2003! That's 12 years now! 6) 5 bed semi. Looks like a dressed empty house, or holiday let:http://www.rightmove...y-42169034.html Not sure. RM history does not show property going STC. Something sold for 10k less the asking price. Put this as a maybe. 7) OTT holiday let. Been done-up recently:http://www.rightmove...y-38789278.html Still listed. One STC -> null. 8) Empty 1 bedhttp://www.rightmove...y-40386791.html Ugly new build. Might have sold for 10K less than asking. 9) Empty 1 bed. Possibile repo.http://www.rightmove...y-41404792.html Still listed. Nothing sold nearby since 2012. 10) Empty 2 bed. Possible repohttp://www.rightmove...l?premiumA=true Removed. Nothing sold nearby since 2010. 11) 2 bed. 99% sure holiday let or 2nd home.http://www.rightmove...y-42751613.html Removed. Not sold. Nothing sold near this price. 12) No details. 99% sure empty. Repo or old crack house on Helredalehttp://www.rightmove...y-39587938.html Listed as STC. ~25K off price when listed. Nothing showing a sale. 13) 3 bed. In the process of being emptied. Not sure - move or repo:http://www.rightmove...y-43648277.html Listed as STC. Nothing sold near this price. 14) 2 bed. Empty-ish. 99% sure its probatehttp://www.rightmove...y-43665833.html Listed as STC. Nothing sold nearby since 2010. 15) V. small 1 bed. Occupied rental.http://www.rightmove...y-41325907.html Unsure. Might have sold. Might not. Hard to tell as its lots of flats. Hardly a red hot market is it?

spyguy
Not seen the map thing on houseprice.io. Pretty graphic. Like, I said, I got bored after a few weeks of sampling the new liistings. The market is so illiquid that the chances of the the majority flogging a house in a short time is - zilch. And I use Whitby as I know the town and its meant to be 'special'. There a lots of 'less special' places in the North where you liquidity is much, much worse. Still, lets not give it away ehh? I do similar for a few areas I know/interested in and it`s like watching paint dry for the last 10-12 months
newbonic
We stayed in a small 2 bed terraced house just off skinner street last year, with a tiny yard that's in the shade most of the time out back, and diabolical parking problems, and views of brick walls and rooftops. My wife loves whitby and entertains thoughts of retiring there. So I checked what our holiday let went for and it was circa £200k in 2011. I'll give that sort of stuff a miss thanks, it seemed pricey for a place that would drive me stir crazy after a year.

There's a lot of big houses converted to flats. Then people insist on having a ca, which is fkcing nuts. The parkign isutation is still not resolved in town. If you want to retire, Id avoid close to town. You could not beat Ruswarp - under 2 mile walk down the side of train track to town. Even Hawkser or Stainsacre, although a bit quite, get you out of the madness.

We had to dump the car in the leisure centre car park most of the week, despite the parking pass thingy. It was quite funny though to see a few 2 seater Smart cars parked into tiny niches - in one case a single parking bay with 2 of them in it. Not sure how that works as far as valid parking tickets are concerned out on town. We walked to RHB along the disused railway line one day, and noticed these new build houses: https://www.google.co.uk/maps/@54.4738609,-0.6201778,382m/data=!3m1!1e3 Being on an ox bow bend in the river like that they really really look like candidates for being flooded at some point in the next decade or two. When we get yet another 1 in 100 year weather event...

Im not sure if theyve flooded - the Esk tends to flood further down, into around the town, by the Harbour. The houses have a restrictive coventant on them - tehy are leasehold and can only be occupied for 10 months of the year. COndition for building them. I quite like that area but I would never be able to sleep, in case some kid chucked a brick thru the roof.
spyguy
The parking in Whitby is terrible. And getting worse. Mind you, so is the traffic. The town desperately needs a proper park and ride and disallow all visiting traffic in the town. They need proper residents parking - one house, one car.

Interesting, I stayed in this development (almost exactly by the 'Berry Banks cottage' pin) two years ago(when we went to Fusco's restaurant). Very little chance of flooding, in the top half at least, it is quite a steep hill. Good views of steam trains, dunno why it is restricted as the walk to town is straightforward. Almost like they don't want the viaduct to be used much. Edited May 5, 2016 by The Knimbies who say No
