Letting Agent In Scotland Wants Me To Pay Double The Deposit

I'm viewing some flats next week in Scotland. I happened to mention to one letting agent that I was relocating to start a new job and the agent immediately asked me if I would be willing to pay double the deposit because of my job situation. Is this kind of thing normal? Do I have any rights in this situation? And what can/should I do? For example, could I try to negotiate something if I want the flat? Basically I want to go armed with the right information.

Well, historically anyone who is out of work is faces very heavy discrimination in the private rented sector, such that there's only about 1% (Maybe not even that) of private rented properties available to them.

Unless of course you have a guarantor or you can stump up a considerable sum of money. I've heard of people having to pay 4 months rent in advance, basically handing over about 3k + the deposit in order to secure a place without a guarantor.

However, it sounds to me like you're not unemployed but just in between jobs (with a job offer) so just go to a different letting agency.

He`s starting a new job, so employed not out of work? I would go private landlord route myself, cut the agent out. Look on Rightmove, should be plenty, depending where in Scotland you are renting. There are tighter rules now about keeping deposits in a "deposit protection scheme", so might be worth asking the agent if they are putting the deposit in there, and doing some research about the scheme. My present landlord made a point of telling me they were using the scheme and how my money is protected. My view on this is that agents have less cash flow now that (as far as I understand it) they can`t do the agency charges any more (inventory, checks, flat inspections etc.) and trying to double deposits would be a good way to get cash into the business (if they are ignoring the deposit scheme)
