Sold As Seen: What Does It Mean?

Some property listings, eg those below, state that the property is 'sold as seen'.

Surely all houses are 'sold as seen', so why put this in the listing? Does it have any real meaning, which distinguishes it from any standard sale?

It means the previous owner/tenant is not around to answer any questions, either because they died or are in jail or the house is a repossession. So if you want to know something like does the roof leak in the winter or what is that strange smell coming from the patio - the agent is just going to shrug their shoulders

probably much the same as it does buying a car the same way.

any outstanding debt is not your responsibility

the general upkeep,condition and roadworthiness(or habitability) are most certainly yours.

if you buy a pad on the cheap and then find out it's got subsidence without taking a proper inspection first you have no comeback.

they said sold as seen..do proper due diligence before doing a deal.

Without any test or trial. On your own head be it if it turns out to have some fault.

A favourite line at wilson's car auctions - they even have a sign with this written on it up behind the auctioneer, which lights up when the owner is trying to off load some old nail. I've been that owner often enough. Of course you don't get much but that's the deal.

Then you see the car advertised in the paper the next week with 50,000 miles off it.
