Specialist Conveyancing Solicitors In Belfast

Are there any specialist residential conveyancing solicitors in Belfast?

When I look in Yellow Pages solicitors advertised there appear to cover most legal requirements, as opposed to specialising in conveyancing.

Work by many of the larger 'conveyancing firms' is done by conveyancers and overseen by a solicitor. For the last sale I went this way and had a litany of errors made, sale nearly fell through due to ineptitude and a contract not signed until 16:30 on the friday of completion. The thing is if you complain in NI - all complaints are handled by firms in house and the Law society will only get involved once this avenue is exhausted and it is a point of law.

For the next purchase we used a brother in law of a colleague - a solicitor who did all the work himself. Cost a fraction more but worth every penny.

Personally I would just find a good solicitor who does conveyancing. I would never again use a firm that employed conveyancers - but that's just my past experience.

Why do you think you need a specialist?

Was hoping to avoid problems as mentioned in Ausdave's post above bys using a solicitor who specialises in this type of work.

I take it your a first time buyer - take it from someone who's done this several times either get a local recommendation or use a fixed price online job

Find one that can act on behalf of your lender as well as for you, if they can't you could end up paying double in fees when the bank uses their own.

A lot of the cheaper fixed price conveyances are not on lenders panels. It's a bit of a juggling act if your not sure what lender your going with. I used a broker who guaranteed to put me with a firm that was on all UK lenders panels.
