What To Charge For Rent A Room?

Recommended Posts

If a 3-bedroom house in Belfast has a rentable value of £500/month, how much do you think someone could charge if renting out just one bedroom (whilst continuing to live in it) under the rent-a-room scheme?

For either a) a single room or B) a double room?

So many factors to this. Area being the main one. Massive variation between areas in Belfast and even between streets in the same area. Is it ensuite? What facilities are provided ie broadband, TV, sky etc.

Anywhere from 170 to 500+

Well I think (you'd best check) that rent a room scheme is 4250GBP/year... which works out at 354/month.

If you want to rent a room tax free then that is the max you can charge... how does that compare with the local rental market?

I mentioned above, if renting out the entire house it would rent for £500/month, so perhaps that might give an indication as to what one room might rent for.

It would not be an en-suite.
