New Planning Arrangements Arp15

Hi folks, just wondering if anyone has insight into the new planning arrangements set to take affect next year? I am seriously considering buying a site but wonder if it's a bad time with the councils taking charge of planning next year. Am I likely to have more choice if I wait ( right now sites are scarce and where available are small houses tucked away out of sight). Let me know your thoughts.

Difficult to answer. I expect the process of change to be a mess and councillors have been professional objectors for years. they may not like this new power that requires them to make decisions.

In my view there are too many houses approved in the countryside. I don't know if this will change in the future.

Yes it just applies to NI. Honestly it's hard to know what affect this will have without knowing planning policy and planning law itself. I am aware of places (not NI) where council members can overturn decisions but I wonder if that can be done here if an application clearly breaks policy. It's not an area I am familiar with so would be interested in opinions. Also I am wondering how much you can deviate from the approved plans.

That's a shame. :(

This is already the system in GB and the ROI, where the actual planning decision is taken by the Council. It was only NI where this didn't happen.
