HOWEVER Prices have dropped since April 04 Average price then - £169,703 Good news overall I suppose. This actually happened a lot in the last CRASH prices had little spurts every few months which the VI's loved of course, but the general trend was DOWN, DOWN ,DOWN. I Should know, looked at a House in Aug 1991 - price £88,000. Bought the house in March 1992 - paid £60,000 And it kept on falling even after that, as we had it vlaued in 1994 and it was worth a bit less, can't recall how much less, but less. Better yield more capital growth greater liquidity and more diversification. Now it's too late. Half a million for a Tonsleys rabbit hutch when you can buy a 4 bed duplex overlooking Keizersgracht canal in Amsterdam in Holland one of the most overcrowded countries in the world for the equivalent of £350k. According to that, in the areas around me, an average detached house went up 60k in 3 months about 6 months ago and then, over the following 3 months fell back 60k. Those stats are affected by a large number of expensive new builds built and first sold in SW11 recently. It's a pity that the stats don't have explainations to show this. I only know from what I've seen going up recently. But I also wouldn't want to be one of the new-build purchasers, buying above the average price for the area, then finding out later that at best there is very little to be made from new-builds.
