ROMFORD - Average price for Q3 - £165,588

Average price for Q2 - £157,917 So UP since last quarter.

HOWEVER Prices have dropped since April 04

Average price then - £169,703

Good news overall I suppose.

This actually happened a lot in the last CRASH prices had little spurts every few months

which the VI's loved of course, but the general trend was DOWN, DOWN ,DOWN.

I Should know, looked at a House in Aug 1991 - price £88,000.

Bought the house in March 1992 - paid £60,000

And it kept on falling even after that, as we had it vlaued in 1994 and it was worth a bit less,

can't recall how much less, but less.

All props average £107k down from £120k

Semi detached ( what I`m looking for ) £92,500 down from £99k

I`m hoping to buy for about £60k to £65k ( 2003 prices )

What do you think of my chances?? :):)

Shame you didn't cash out and stick it on the stock market. Better yield more capital growth greater liquidity and more diversification. Now it's too late.

Half a million for a Tonsleys rabbit hutch when you can buy a 4 bed duplex overlooking Keizersgracht canal in Amsterdam in Holland one of the most overcrowded countries in the world for the equivalent of £350k. Remember Tokyo 1990. Still the same price.

When I aborted he assured me it would be sold in the next 2 weeks as his shop had "never been busier" (that was october).

actually lpool (me mar and dar), hitchin (where i used to live) and pompey (recent home) are all up. who cares though? they're still teetering at the the top. we (mostly) all know its dying :)

this can't reflect volumes can it??

i know for a fact in all places - ppl are slashing prices/giving up on sales etc ??

Yes I already saw that. Those stats are affected by a large number of expensive new builds built and first sold in SW11 recently.

It's a pity that the stats don't have explainations to show this. I only know from what I've seen going up recently. But I also wouldn't want to be one of the new-build purchasers, buying above the average price for the area, then finding out later that at best there is very little to be made from new-builds.

Detched prices are dropping, semi & terraced prices seem static for now.

On the ground very little appears to be selling though, For Sale signs up for months on some properties, just over a year ago houses were going within a week or two of being advertised.
