I do a weekly rightmove search for Whitby - 3 mile radius, properties listed in the last 7 days.

I have been noticing the number of empty properties being listed. Some are refurbs. Some are probate. Some are post-bailiffs.

Anyhow, this weeks search comes up with 11 houses, 4 flats and 1 commercial:

1) Big house on St Hildas. Looks OOO. Dubious little old lady decor:

Thanks for the analysis on this Spyguy. I regularly trawl Rightmove for Whitby and the surrounding area and have noticed that a lot do not looked lived in. However, not really reflected on it but it does stand out very starkly when presented like this.

The new year seems to have brought a slew of properties marked 'sold'. What's really interesting in this is that they are all ones which have been hanging around at inflated prices and the prices haven't dropped to 'sell'. On top of this, the RM data from land registry shows that NO property was sold in the last month data is available.

So, is it estate agent porkie pies, or has there been a fundamental shift in the property market in Whitby with loads of new buyers? Perhaps all those who will be working at the new potash mine have bought ahead of the curve? lol

The east cliff has seen a huge depopulation of people - christ they were even buying stuff in the Barrett estate FFS!

Only problem, now they need to sell these underperforming cottages, they find they've eliminated their seller's base.

I'm only old to comment on the 88-91 boom which, fortunately avoided Whitby.

At the end of that one, I remember going thru someone's books in 94ish.

Chatting to the bloke, I released then that you cannot make money from tourism in Whitby (and probably in the UK) if you need to buy premises.

This bloke had been running himself ragged running what was by all account a successful business. It just did not make any money.

Anyhow, rightmove did not exist in 89.

I was un-interested in residential property then. My Mum was (and still is), pouring over the Gazette's pages.

When she see's a price in the paper she thinks that's what it'll sell for.

She has conceded that there may be an issue with houses not exactly flying off the pages during the last 6 years.

But she assures my they a flying off at the moment.

I look forward to printing the LR sales transaction for her.

The large number of empty places is a sign of a very dysfunctional market.

The empty stock is flooding the market.

It's a buyer's market and will remain so for a generation.

My guess is that it is a case of incomers retiring, redundancy payoffs and v low interest rates. At some point one of these will fall over; retirement age rising, run out of folks to lay off and/or a rise in interest rates and the whole house of cards will collapse. I feel your analysis is showing this beginning to happen. Still the new potash mine will save it all and am convinced that whitby folk really believe it will happen.

Pre-2000, peoples investments in the Whitby tourism trade was limited to B+B and hotels.

Mr + Mrs From Wakefield get a pay off (miner payoffs in the late 80s were good), sell up + go and run a B+B in Whitby, Scraboro, etc etc.

There was a separation between the town residents and tourism.

This time, tourism 'investors' have cut a swathe thru the residential properties.

Most holiday rentals tended to be dead grannies place that was rented out as the family did not want to lose the house + memories.

This has crashed the local population. Look at the squabbling by Whitby, Eskdale + Caedmon.

There's only enough funding for 2 schools in Whitby,. There's a battle over which one will go.

Previusly you'd get ~500 at Eskdale + Caedmon and 1000 at Whitby.

All 3 number's are well down.

Whitby did flop there 16 results, and messed up the A levels.

Scarborough sixth form is becoming the default choice for A levels.

In my day in the late 80s only a handful travelled there.

Tourism is tough. Dunsley Hall has just gone belly up.

Raithewaite Hall will either go bust or be shutdown by the FSA.

Most holiday cottages will be sold. But who too?

Even pensioners are avoiding seaside retirement now.

Blame councils with filling up the b+B with misc. scum.

10 years ago there was a scam charity that proposed funding the development of the engine shed into a Cpt. Cook Centre.

Think of the full-time jobs they said.

We just need to build some houses to fund the conversion .. .. . .

Engine shed remains empty. Much arguments about shoring up the roof and who would pay.

Its all a bit deja vu again in Whitby.

Most EAs seem to operate a property carousel.

Failed to install propertybee on my mac, so Im not sure what changed.

At the moment, Im hanging around waiting for the first scabby house to be listed at 50k or less.

I think this cannot be far off.

The number of empty homes and holiday home listings are still appear high.

I am seeing a lot of Sandsend stuff being listed. Wierdly RM is not listing it all when I search in Sandsend - but its there as its not shifting.

Maybe the owners are pulling the ad after advertising fro 1 week. After all, do these people not know Sandsend is special? 400k with no parking special.

Talking of Sandsend, what is happening with those properties near the cabin, that with the next big wave, will be in the sea? I heard that the first builder, who dug out the footings went bust. It has slowly (over 2-3 years) emerged from the ground but I rarely see anyone working there. Smith Gore has them on for about half a million each!!!! And says that some have sold, but see no evidence of this on the sold section of RM. Lordy managed to sell those new ones in the valley for about that, but there can't be that many folk in Whitby with that kind of money (or lack of sense) and I don't see the banks lending on them as they might literally disappear.

There does seem to be more and more empty properties coming up on RM that are either done up beyond or probate. The probate ones especially seem to be on for really silly money. Having said this, those that have been HUTed can also be on for silly amounts. take this one for example down Carr Hill Lane:

Don't really know Carr Hill Lane Briggswath that well. Not posh enough.

I have envious looks at the riverside houses between Ruswarp and Slieghts road when we go by on the train.

I sober up when I see how often the river floods.

I geniunley like Sandsend. There's too many stupid women throwing stupid money at holiday homes.

They'll all get burned as the UK holiday market lurches from disaster to bigger disaster.

Seriously, the UK holiday is collapsing - cr.p weather, high real estate prices, high priced eating out.

I still do a full searchevery week - whitby, 3 miles radius, last 7 days.

The trend is so obvious I don't bother posting: probates with no families to buy, ill-advised holiday 'investments' that are bleeding cash.

I love these houses on Esk Terrace. Big, roomy, great location. One of my mums friends had one when I was kid. Loved visiting. Quick trip to the library then back to watch the trains and boats.

Can't mention Sandsend without mentioning thew new hotel and its operator, Skelwith group.

I've mentioned Skelwith in different threads.

They were doing some poof pieces in the Yokr press on another one of their scams ^h^h^h^h investments.

I recall you mentioning Raithwaite Hall previously and thus made me take notice in the last couple of years.

They do a very mean (but expensive) afternoon tea. This is especially nice on a warm sunny day. However, I really can't see how they can survive on selling these. I have probably been there about three times since it opened and can't recall it ever being busy..

I've never got on with twitter but that looks like it is interspersed with one very unhappy 'investor'. A fool and... Springs to mind. But like discussed the whole of Sandsend seem to be infested with those sort.

I'll tell you about how Skelwith works - or doesn't - later. Needless to say, Im very suprised that the FSA have not moved in it as the FSA have stepped up their act on companies operating in the fringe areas of legal/scam.

I've never been for tea + buns. We have a standard when its nice and the tide is out - whitby to sandsend on the beach, mugged in witsend for the price of a coffee and back.

All old ladies smell of p1ss. I never hang around to find out what p1ss it is . . .

I tell you what does seem to be new - unfinished refurbs.

Now its possible that I may have missed them before, or that there were too few relative to the rest of the ads.
