How Are Landlords Dealing With Rates On Unoccupied Commercial Shops/offices Etc

What is the story with all these vacant commercial properties etc?

Am I correct that the owners are paying half rates when unoccupied?

My business has grown bigger than just operating from home and I need some space (doesnt need to be a shop as I dont trade face to face with consumers)

I was wondering if its that bad I could get a rent free deal just to save an owner from paying rates?

I know personally of deals like this happening in Omagh and Enniskillen.

Some just get a charity shop in on a free rent license. The charity shop has a rates exemption. That's why you see them on Royal Ave now.

Yep, half rates after 3 free months.

Plenty of these deals happening all over the place.

It won't be a lease, it'll be a license.

Send an email out to some of the local property agents, DTZ, Mckribben, BTW, etc and ask them do they have any clients who would consider a 9 month license with a free/soft rent. Say if they find a tenant willing to take a lease on, you will move out after 30 days.

I’ve done it a few times when I needed extra space. Rates are a complete killer and there are plenty of people with small portfolios who would be glad of you taking the liability.

Remember to look up small business rates relief. You could end up only paying 50% of the bill yourself.
