This is really weird. Where I am property has definitely stopped rising, probably falling in fact. Is there one area that is dragging the country average up?

There must me, Hertfordshire is a glut of For Sale signs, the good stuff I admit is still selling, but the crap is building up for sure.

Personally don't believe a word of it. The EAs where I am (Harrogate - apparently one of the 3 most desirable places to live in the UK) have stopped pretending any more and openly admit NOTHING is moving. If the ODPM report is based on a decreasing number of transactions (as it would appear) statistical aberration becomes more pronounced. If they can spin a recovery from a 0.25% rise then it should be fascinating to see how they deal with a 10% fall in say January 2006 when no sales take place and the 10% differential between asking prices and completion prices becomes more obvious. Or am I being naive that the figures won't always be spun or distorted?

At best it's what used to be called a "dead-cat bounce" in equities at worst a form of market manipulation or fraud.
