I'd have a crack at £40k in materiel's, but I suspect you would get change from £30k on a timber frame build with electric heating and those tiny windows. A friend of mine has a newbuild that has electric heating - I was horrified, then he told me that it was cheaper to run? WTF?

It's the Black Country not Newcastle on Tyne! What's that rumbling sound? You're about 1/2 mile from J9 on the M6.
