Hi guy's

A local EA seems to be a tad slow at updating their website. Some could possibly think it was to make the market seem more active but others could think it's just laziness on their behalf.

For instance this house

is almost certainly this one-

from nethouse prices-

Detached

and this house

http://www.vebra.com/home/search/vdetails....799&pid=8922191

has the sstc/sold sign up and down like a whores drawers in an attempt to drum up interest since it went on the market back in Oct 03

Their whole website is littered with sstc and sold etc on houses which appear long gone or not sstc /sold.

Is there some form of regulatory body for this kind of possible false advertisng?

Complain to your local Trading Standards department about a breach of the Property Misdescriptions Act.
