Relationship Between Interest Rates And Houseprices

why do people that this huge surge in house prices to 2004, where rates were reduced significantly, will not be effected by a surge in interest rates?

if this is the price of a house (whatever it may be 160k ave, and unaffordable to most), and its the norm... does that not mean inflation is higher than 2.5%? I really dont understand how sustainable I.R's are at these low levels!

Do people not see the relationship? This stability in the economy is all based stable inflation, stable levels of employment, and stability in consumer confidence/spending... all on the brink! and/or on decline.

How long will this take to transpond into houseprices? Seriously... its going to take longer than 6 months, 12 months? Longer?
