A Message To Bulls And Trolls

Hello and welcome, your input is needed to make this place a livelier arena for debate. If you are a humorous troll please stay ... makes us laugh. If not please get back to work, I know estate agents have little work on at the moment but read a book or put your Audi TT on eBay or something.

This forum gets accused of being brutal to bulls. To some extent this is true, many posters on this site are radical and some of them are downright rude. However a little etiquette goes a long way.

For the record nobody is in any doubt that buying property between 1996 - 2004 has been a very good investment. So you bought a few properties and have wads of cash good for you - if you haven't MEWED it or geared up to some daft level you have done well. Keep it to yourself though, it’s vulgar to brag and probably offensive to most FTB's (particularly if you own multiple properties).

A major reason this site exists is to debate whether NOW is a good time to buy. Most media in this country relies on advertisers. A good many have Vested Interests in the property boom so we constantly get a lot of positive spin on the stats and press releases. HPC looks beyond this and looks to other sources be they anecdotal or studies by independent economists or simply news from across the pond where other property bubbles are in a more advanced stage than our own.

There are many reasons to suggest why buying ONE property now is not wise. To buy several in the hope that capital gains will offset dwindling and in many cases negative yield is a recipe for bancrupsy. This is my opinion, if you have some contribution to make that can help me see why this is a false assumption please post. If all you have to say is I bough x number of properties in 1998 and I'm a squilionaire and you lot are all doom monger rental scum, please go away. This type of response seems to be the most common and is not productive (Though it does while away the hours waiting for that phone to ring).

Most of us here believe the decade long binge spending, low interest; multiple salary borrowing property porn fest is at an end. The party is over with:

Increasing bankrupsy

Record numbers of repossessions

Record debts levels

A potential fuel crisis

Cost of oil and commodities rocketing (with a weak and falling pound to buy them with)

Inflation ballooning

Redundancies hitting 62000 and rising

If that makes us Doom mongers so be it. If you have evidence that contradicts this please let us see the error of our ways and convince us to get that fix rate deal before it’s too late.

Although I do think that bulls add a much needed snapshot of 'how the other half thinks'.

Most of the bulls we have had on HPC behave exactly as you'd expect, very defensively.

How would you react if you were geared to the gonads into properties that we falling in value??

Nope just sick of this site being cluttered with pointless threads - I don't come on here to read this dross but to get a "snapshot" of the market - anyway by responding I am just adding another line of dross so best keep it brief ...

HPC cliche watch #3 & 4: 'property porn fest'; 'the party is over'.

Cliches yes but they do sum up what I have witnessed this decade. If you want cliches how about town centres being filled with Tony and Guy salons, going into bars where everyone has the same haircut, turning on the TV to see glorified Karaoke shows and paint your house magnolia shows, Porche 4x4's (hey well done you have just spend around 60K on a car that cant go off road and is not a sports car).

That grinning tw@t Blair with his "trust me catchphrase", results driven learning, policing, medical practice etc etc. Personally I feel that this whole sorry decade is one big cliche, from the music scene to Burberried fashion, to politics etc so vive the cliche ...

I take it you are talking about the Porsche Cayenne?? Cannot go offroad???? What planet are you on??? It's fantastic off road. And the Turbo will destroy most sports cars on the road today ha ha!!

No I don't own one buy the way, much prefer the Carrera (Maybe even a turbo next year..................) :D:D

I think that if the Bull's come on and don't back their selves with reasonable arguements we should be allowed to mock them. It's entertaining.

If it doesn't float your boat then read a different thread.

I never said I'd take one offroad, I wouldn't buy one anyway. But if you chose to do so, the Cayenne is very capable offroad.

Thanks I feel enriched - personally although I know they are good cars I would never buy one. I have never been interested in them much either, bit too middle aged tubby city boy for my liking :P

Ok.

One more point though; I think that posters like Luton Landlady advace our arguements when encouraged to spout their prices never go down bear baiting nonsence.

I'd rather it was done by wit than insult though.

Surely its about debate and discussion and from that people can make their own mind up. I'm looking for reasoned argument to help me decide, this site or a particular thread is not what I'll base all my decision on but all data is welcome. :ph34r:

Look just because you lot didn't have the balls to buy a house when you were eight don't mock the bulls that did. They are investment Geniuses and exactly what this country needs.

Hear, Hear as well 'Who Knows' if I made thousands gambling I wouldn't feel the need to go to Gamblers Anonymous and tell the group that they should have put everything on red.

what i find most laughable of all this, is that 12 months ago we were all going to be jobless , homeless, and and on the brink of stravation by now. I wonder how long this site can keep going - I can just see all these doom mongers writing threads from their nursing homes in 2043 - 'I told you it would crash' - and how some of you can devote your lives to this is totally baffling to me. It must eb a personality disorder of some sort, if it wasn't this you'd be treehugging eco-warriers or animal rights protesters, or Johovah's Witness'es :lol:

nothing at all. The point is you are all of the personality which dictates you must be on a crusade of some sort. If I couldn't afford to buy a house then that would not be my fault probably, but you know what? I'd probably check back here every 2-3 months and see some stats, see if anything is changing. Posting daily commmentries on a market which moves at snails pace must be hellishly boring.

Most people do find economics boring or incomprehensible that’s true.

Because there is an admitted minority who don't places like this exist.

The bit I don't understand is how they then attract people who want to tell them how boring they are. Surely you should be spending your time on a music or a sport forum with all of the other cool kids.

This forum isn't just full of FTB's waiting for the crash, there are alot of homeowners who want to move up the ladder and are just as interested in following the market and where its going. I bought my first property back in 2000 valued at 30k, now the same houses are on the market for 134k I earn twice the average wage for the area and couldn't even buy the same type of house I already own without a 20k deposit at 3½ my salary.

This is how screwed the market is, it cannot and will not continue. However much the naive believe it will.
