Wouldn't a better line be;

"One day son, if you work hard, pass your exams and go to university, over there in the basement, you can rent that tiny bedsit from me"

Or,

"One day son, if you work hard, pass your exams and go to university, over there in the basement, a tiny bedist will be yours and you will have somewhere to hang your paper hat after a hard day at the burger bar"
