You could pick a site up for less than £50,000 (more like £30,000) and the 5 acres would be expensive at £8,000 an acre. It will entirely depend on the site and quality of land. But I agree it is never worth £150k in the current market. Maybe they are just testing the market. If they are serious about selling - the price will drop when they get no interest/offers. I tracked a house for two years as it cranked down from £550,000 to £350,000 and was shocked to discover one day that it had gone sale agreed, as I thought it was still wildly over-priced.
