Are The Figures Being Systematically Skewed?

I've just sold my granny's house for 93.9% of asking - with the original asking price inflated so that 94% would be what the estate agent thought was right- which was quite a lot higher than I would have estimated from looking at the Land Registry figures for the road / area.

Just read this on Channel 4 Homes forum. Surely if a lot of EAs are doing this it will have an effect on Nationwide, Rightmove etc. indices.

Not sure whether its been discussed before.
